TENANT EMERGENCY MAINTENANCE GUIDE

For urgent maintenance issues outside office hours, please follow the guidance below and contact the appropriate
contractor.

What counts as an emergency?

Heating	No heating during winter.
Hot water	No hot water and no alternative washing facility.
Serious water leaks	Continuous ceiling or floor leaks: turn off the stop tap for plumbing leaks and safely contain roof leaks. Roofers cannot attend at night or during rain for health and safety reasons.
Electricity	Complete loss of power. Check the fuse board and arrange for a local power cut first.
Property security	Lock failure leaving you locked in or out, or a broken window or lock leaving the property insecure.
